inquiring about building a camp site

I'm in the process of getting permits to build a camp site with full hook ups 110 30 and 50 amp power sewer water and 15 winterised covered heated concrete pads north of Nojack 10 miles, just wondering what everyones take on the area would be as I know I could lower the site prices way lower then what they are in whitecourt and Edson to probably 1/2
Is this to far out and off the path? for workers and holiday type campers????
