I just found out this week that the NDP are revising COPTER which is Community Organization Property Tax Exemption Regulation. In the past not for profit communal association property open to all residents in the community was treated like any community association.

Now if you live in a community with amenities paid for by the developer or residents expect to be double taxed.

That means communities with community buildings, skating rinks, tennis courts, lakes, water parks etc will see these not for profit community parks and building be taxed.

When you live in a community with a lake ora skating rink for instance your home costs more than a community without the amenities. As a result you pay higher property tax on the increased value. Totally fair. All residents in that community pay higher taxes. That higher taxes covers the value of that park space. Now with proposed changes we will have to pay tax on the park spaces as well. Not fair. So the home owner will be taxed twice. Pay once on their increased home value and again with higher association fees that need to now also cover property taxes.

Communities have parks and skating rinks and community buildings which now will be taxed.

Contact you MLA asap and demand this new tax be stopped. Stop penalizing families based upon where they live. Keep the taxation system fair.

This is a rush as the NDP are rushing this through.

I don't live in the projects, If they get tax from urban areas it will mean less I have to pay and it was urban voters who elected this gang, so they get what they wanted.

I seem to remember a whole lot of folks who don't farm/ranch, thinking Bill 6 was a good thing cause it didn't affect them,

Same old same old. Govt. at all levels will never run out of ways to get more revenue from taxes and user fees. Not to mention all the money they get from fining people for just about any little infraction they can come up with.
Wait till the entire city is 40 kms an hour in res zones. They probably have a couple thousand photo radar units on order.

Got it from our MLA

Our tax consultant reviewed the language and confirmed as written all communal community association property will be taxed. City confirmed also.

Email your MLA. Demand no change to such tax status.

Higher property tax means your house has more value and user pay tax supports what you want for yourself or family. You want it, pay for it, you can always sell your high priced house and move somewhere with no amenities.

Wasted? On what? How about inflated salaries to gov members, golden parachutes, pensions that no one else could hope for - fully indexed to inflation including healthcare, silver ball and blue (?) arch art amongst others, holiday travel paid for by tax payers, billions thrown out to other countries ......... Billions being tossed around to buy votes from people being allowed to enter the country illegally, millions given to a known terrorist ....... Yeah I don't know what he was talking about either .... can't forget the cbc

Maybe lets take all those billions and put it where it could do some good in this country? We have plenty that needs tending to. Better yet lets put the money where gov is supposed to be spending (like some of your list), forget about the fluff and leave some in the pockets of those that work and earn it

Guys. Please don't derail the point of the thread which is getting double taxed.

Taxes are a necessity to run government. Double taxing is unfair.

Contact your MLA in this today. Send an email demanding fair taxation and not double tax.

I am fine with paying higher property taxes based upon higher home value. I pay higher taxes because of the lake community not for profit park spaces.

It is then unfair for government to tax me via a bill to the community association on the park space also.

That is double taxation as my yearly association fees go up to pay the double tax.

This applies to Cranston without a lake as they have skating and a community building.

Double taxing residents is unfair.

It's for the residents and their guests. The residents pad for it via higher home prices..so , yes, it's a private recreation facility for that community

Correct. 100% of the Public Community...all 10,000 community residents get access. Zero public funds go to the maintenance and operations. Budget is about $800,000 to operate. Some communities have more or less residents.

Again...this thread is about the current government trying to change legislation to allow for double taxing.

So what starts here could spread to other situations without any stopping them.

Fair taxation is all anyone wants.

Why would one be fair game for the government and not the other?

There must be a Municipal layer somewhere in between the Associations and the Government

The city draws a distinction between community associations and resident associations.

Community associations are open to all of Calgary however vast majority of use is local as there are fees for outsiders such as community membership fee.

Resident associations are 100% covered by the community residents via a yearly homeowner fee.

Both are not for profit. One takes public money and one doesn't.

And correct. Community associations will likely remain tax exempt. Resident associations will get double taxed. Not a fair tax system to double charge any Calgary tax payer.

Again...thread about stopping the government from unfairly targeting Resident associations with unfair double taxing.

OT- now we are seeing the accumulated cost of decades of social engineering experiments and pet projects from all levels of government, and it is bankrupting us. Expect more creative ways to squeeze money out of everybody until there is nothing left. :angry3:

Send in your comments to Municipal Government Act (MGA) Review process. Current changes will mean all Resident Associations home owners are double charged for property tax. Once on their home and again on the association property via higher fees. Currently your home’s market value tax calculation is higher to reflect the community benefits. Contact https://mgareview.alberta.ca/contact-us/ to express your concern today before they close down their review process. Revised clause (9)(1)(b) of Community Organization Property Tax Exemption Regulation (COPTER) states 70% of the time the association property is used must be non Residents or you are taxed. Clause (9)(1)(c) states only minor fees can be charged which means the City can argue fees aren’t minor and we get charged taxes. Clause (9)(1)(d) means you don’t need to be a member to access the association property or you get charged taxes. Taxes can very significant which will mean increasing fees even though you pay higher property taxes on individual homes. This double taxing of residents must be stopped. Contact MGA now.

Remember unlike community association property...all resident association property was paid for by private money and is maintained by private money. Community association property is paid for by mostly public funding.
