Default Land Titles - Caveat Forbidding Registration. What does it mean?

Can someone help me with am English translation on this?

I assume they want to put some power poles on a piece of land I own near Seba Beach? (Why not just call me and ask?......)

Why the "charge" of $6,134.19? Surely I do not have to pay them?

They "forbid" me to transfer registration unless "the certificate of this title is expressed to be subject to my claim" (unless I put them on the title?) How can they forbid me to do anything LOL. Jerks. (J/K)

Do I have to do anything??

Your help is greatly appreciated.

Tomahawk is claiming an interest in your hand for that amount. It's not good news.

Basically you can not sell the place until they are satisfied.
Seems they are a Electrical distribution set up. Did you sign a contract with them?
They obviously think you owe them $6,134.
Might be a mistake

They are a utility company what ever utility they installed probably is not paid for in full.
They put a claim on your land till it is. Gas or power companies do it all the time.

Interesting. There is no electrical or gas service on that quarter section at all.

The wife works in the Law Information Center in YYC. Either Tomahawk or a judge can remove it. It is essentially a lien for that amount, contact them and see what the story is. If there isn't a decent reason for the lien, go to your local
courts and see a judge.

It could be one of the oldest 'phishing schemes' born long before the internet. Shady companies send out invoices at random, and unsuspecting people pay without looking into it. Worldwide huge scam.

Id take a REAL good look at the company name and address.

If you do not have any services on the land, Id believe its a scam

If you’re real ambitious, do a land titles search on your own land. Any caveat will show.....Im betting this “caveat” wont show

Any time i see a box # address for a “business “ instead of a street address, I get buggy because thats how scams work. Box#’s. Next to impossible to find the owner

I just talked to a very helpful AO member and it appears this is exactly what it is. But in my case it looks like it is a mistake because we have no power or gas on that land......

Thanks for the info. I will give them a call and hopefully get it removed.

You think that's bad. Steel rivers just put a 24 million dollar lien on my property by tomahawk due to tidewater inc. Not paying. Figure that out

Sounds like one of those rural electrification co ops, unique to Alberta. Started in the olden days when private companies were not interested in the rural market. You buy your power from them and are a share holder. The good news is they are run on a non profit basis . this about explains it all. I'm a member of a gas coop, works well and cheaper than the alternative. Phone call will probably get answers.

Talked to the REA and yes this is a mistake. This is for my neighbor directly to the south. Someone put a wrong digit in the legal description apparently. They sincerely apologized and will get it taken care of right away.

Much appreciate the info, saved me a few hundred $ bill from my lawyer.

Caught me by surprise because there is no power on this land LOL.
