Default Irrigation land rental price

A quarter of irrigated land that the renter will put a used pivot on and pay electric bill. What is going rate $ per acre the landlord should charge?

Short term or long term rental agreement? Does renter pull pivot off when rental agreement expires? Any restrictions on crops to be grown? Straw to be returned to field each year or baled off and sold? Straight cash rent? When is rent due each year? Cropland or pasture?? Need more info. I rented irrigated land for quite a few years. These are questions that need to be asked to avoid any issues that may arise. ,

long term, straw cultivated in, cash rent, grow what ever you want, payment in two installments, crop land.

Some 1/4s around here is going for $50000/year on a 5 yr contract but that is with renter growing potatoes 2 of the 5 yrs.

Potato contracts seem to be where the $ is at for rental.

At that rate you could buy a 1/4 for $1,000,000 and almost make the payments on the rent. To bad good potato land is worth more than $mil.

It's basically a flood field your paying rent on. If your investing in the irrigation then your paying for the improvements. I wouldn't pay more than $100/ac. Make sure you also collect the money on changing the water acres from flood or wheel move to low pressure pivot. Also make sure that the landlord agrees to paying for the water rights if the Eid decides to charge in the future.

I was in the same boat a few years ago but the bills are split up a little differently. If you have no costs on the equipment and all you pay is the water rights i'd say 150/ac.

doesn't the water rights get waived by the EID lately? I was under the impression they have been waived lately due to better economic times.

Yes, they have been waived. It is something to consider adding to a contract so that everyone knows before hand if the Eid does decide to charge in the future.
