Default cheap garage builder

I have a small acerage by Okotoks, and would like to get a 30x40 or so shop built, I don't need it wired or insulated (will do myself), just the pad and the structure, and 8'+ doors. I am having a hard time finding anyone to do it at a reasonable price.

If you have had a structure like this built, I sure would appreciate any comments, advice, or reccomendations.

Not sure if its in your budget but if possible Id go with 12' high doors and ceiling. The shop that came with my acreage has the 12' door and is a godsend for moving stuff in and out. You dont have to worry as much about hitting the top and stuff such as 5th wheels will also fit if needed.

Just some food for thought.

If I was in your neighborhood, I would gladly give you a price.

Don't go too cheap, it will just cost you at the end of the day.

Have you looked at metal garages? Easy to put up yourself, no siding to hang etc.

lol I guess I should re state the cheap thing, I by no means want to skimp, but getting a qoute for a pad and structure 24x20 with no door for 20,000$ is crazy.

My parents (a mile away) got a 60x40 steel walled and post framed structure in and wired with doors, and pad for 12,000$ about 5 years ago, but that builder moved to the east.

I guess what I am looking for is reasonably priced, simple structures. 12' doors would be ideal, I want a high roof as I have a lift, I just assumed any structure 30x40' plus would have 12' plus roof.

I bought a 12 x 24 outbuilding from the Holden Hutterite colony. They matched my house siding, soffit and shingles and delivered for around $4,800. It is beautifully made and comes with a roll door and window. Next summer we are negotiating for me to get the pad done ahead of time and then they would build the garage on site for me.

I just quoted a job just like this last month, so here we go.......

Concrete is going to make up half that price, easily. My go to guy for concrete is charging about $8.00/ft to place pour and finish, including concrete and rebar, as well as a load of gravel. That works out to $9600 for your slab. This is for a standard 4" garage pad.
Considering that pads bigger than 26x26 should usually have some piles underneath them, as well as perhaps a thicker slab for the heavier equipment you are prone to parking in bigger builings (tractors, etc), you can add some concrete into the job and expect the bill to rise on that at least a grand, if not more.

Then you have to buy the materials for this job.... Lumber, shingles and siding. I had my local supplier quote me their absolute best price on a 30x40 shop with 12' walls just last month and it came in at $7600. I am pretty sure that was at or near their cost, as they managed to come down $2000 from their original quote, which I had a contractors discount on.

This already has you at about $18,000, not including the contractors labour for framing, siding or shingling, and not including your overhead door, which will be around $2000 if you get a decent quality unit.

So if you want this building to be built for under $20000, you might want to look into a gravel floored pole shed, of find a contractor who just works for fun.

Call Goodon. It'l be a pole building, all metal, which is the way to go on something like this. You'll have to do the slab after, not necessarily right away, if it doesn't fit the budget.There prices are about impossible to build and they'll have er done in a couple of days. Can't compare your parent's cost. Price of just about all construction materials have gone up substantially, since then.

Yep dead on the money Swifty, except my shingle guy charges 22 bucks a unit to install and there is already over a grand in labor just for the roof. I had Godown do me a price for a 40x60x12 and they were $46k last fall, no pad.

This is the quote i did last month for a perspective customer of mine, my prices were right in the ballpark, or so I am told. I lost the contract to a builder local to the area who beat me on pricing only because he was local, and I was an hour away.

This was for a 30x40 shop with 10'walls vinyl siding and asphalt shingles, I believe we put 4 windows in the building as well, and had some significant upgrades to the overhead doors. The slab included 9- 10"x8' piles and was 5" thick in the centre with a 10" thick x 24" wide perimeter.


Should give you an idea of what you are looking at. I was competing with outfits from Edmonton that deal in volume and was able to price match at around $30 000 all in.

Should give you a good grasp on what you are looking at price wise.

Hmmmm interesting. I guess I was off. I want just a pole and metal building, no shingles, just metal panels, and frame.

The pad I had done for my 24x24 garage last year was cheap cheap.... I will have to look into why it was so cheap (under 1K$). I got that garage in, on cement, insulated and wired for under 10K and it does the trick, I just need more room.

I will call Goodon Sounds like what I am looking for, I'll do a pad though for sure.

That sounds about right to me for a real nice 30x40 shop 220swify, I wont go so crazy on the pad, just storing a few cars and light trucks, and making room for a lathe, mill, and lift, nothing heavy duty.

Window's- the less I have the better, less things I have to weld bars acrost . I'm thinking two main doors though so one can be by the lift and the other for just moving in non-project vehicles.

Hmmmm good food for thought.

A couple of things. If you go 26' - 28' wide your trusses will be considerably cheaper than 30' span. If you put piles under a slab , it has to be engineered, so does a monolithic slab. Expect to pay up to $1500 .00 for that. If you build slab on grade , you don't need a engineered foundation but you have a footing,2' grade beam,then your slab. As far as compressive strenght, it will be as good as your compaction . 4-5 " of concrete is plenty if your compaction is in excess of 98% ,just put your 10mm rod on 12 " centers.

The concrete was probably stolen. Let's see now. 24x 24 =576 Sq. ft. , x .333 = 192 cu. ft div. by 27= 7 cu. yds + 3/4 for thickening = 7 3/4 yds. not including an apron, at 150 bucks/ yd. [haven't priced any lately, so I'm probably guessing low] = 1162.50 Add steel, any excavation, forming and Finish labor.

Naw, looked back at the books, the 24x24 pad was $1800, still cheap, but who knows how good of job it was, I was away when it was done.

I appreciate the replys guys, I really just started thinking about getting this done in the last week, so the information has been a huge help. I am going to make some calls, and hopefully have a new workshop by the end of summer

I'm putting up a garage in June on the acreage.(Sk) My quote for the pad was $2500. ( 24x24 ) That includes bobcat work, stone, pour, rebar, and finish. Either i'm getting a hell of a deal or the prices in Alberta are outrages.

That slab would be around 4600 around here. You are getting a hell of a deal.

HAve you ever seen the ads on the wild T.V? I think they call them Quick structures or something like that. They look like the are a big structure that has a metal frame and it is a very durable tarp like outside fabric. Just a thought for you. I can't imagine them being that pricey.

Is that including the cement or just the guys to place it? If it does include it call him now because that is a hell of a deal anywhere.
