Default Average cost to build a home??

We are thinking of buying an acreage, it has an old house on it, which we could live in for a a short period, but we would like to build a new home later, the nice thing is all under ground utilities are all in, from water , phone, septic etc. What would the average cost per sqft be to build a new home.
Hopefully some one might have an idea.

It entirely depends on what you want to build, what upgrades, how much work you can do yourself. You can spend anywhere from $100-300 sq foot. If you could give some details? That would help.

we were just thinking of some simple bungalow, around 1200 sqft, basement doesn't have to be developed, hardwood and tile is a must and 2 or 3 bath rooms, 3 or 4 bedrooms. nothing to extreme.

Careful. I highly doubt you will be allowed to build a new home without upgrading to a new septic to current standards. The same may go for electrical feed. Just sayin. Cant see any builder Doing a house for less than 160-170 a square for spec. Tile and hardwood are gonna get you higher than that spec price right off the git go. I am in the middle of building a acreage home myself. Perhaps if I ever get done I can share my sq ft cost with the world

If you are building a standard bungalow - 1200 ft - basic rectangle with grade vinyl siding, asphalt shingles and builder grade hardwoods and tile, I'd be surprised if you were over $200K (not including lot of course).

A two story, as you may or may not know, will typically run less $/ft. The same money might get you 1400-1500 ft2. Basically less concrete in foundation, less shingles, smaller lot etc...

I just built a story and a half, 1400sq main, 400 up with open vaulted ceiling hardwood tile 2 wood stoves in floor heat for just under 170 sq foot. That included septic, 600m run for power and gas. Which was about 35000.00 and stucco.
I did the contracting, dumb laybor flooring and finishing.

I looked around for deals and specific products I wanted.
You can save alot on your kitchen, if you know where to look.
Maple Hardwood from a mill in Ontario.
Walnut doors from Ohio (cheaper than any solic core door here.
Slate slab counter. Cut myself. Looks awesome 64 feet of counter for 1600.00
Don't build with osb. They will try to talk you in to it.

We built one last year on our farm. Not including utilities, ours came in at $205 per square foot. The sky's the limit.

For basics, you are in the $175-200 per square foot with your hardwood and tile. Depending on how your source your material, if you act as your own general, do some labour etc, it will have a bearing up or down in price. I would think you can get it done for the $200K as long as you aren't upgrading septic and utilities. Seriously consider in floor heat for basement/garage. It is worth every penny you spend on it.

Well,what you think you can do it for just double it and you will be close.seriously most steps in the process are 50% material costs and50% labour,so anything you can do yourself will help.The best thing to do is hire quality people by the hour compared to getting contract prices.The operative word there is QUALITY PEOPLE.Remember you are the only person who will make sure your build is being done properly so be there ask questions , be informed.Like was posted 100-300 per. it depends on you.

We had a new home built 2 years ago and I saved $5000.00 by installing the hardwood myself. They provided the hardwood we picked out.

Building a new house in the McKernan area of Edmonton. We own the lot.
The new house is running us about $500,000.

It is a custom home with lots of upgrades though.

Around 2500 sq ft.

That's a lot of rooms for 1200 sq ft. I've got 1850 sq ft, 3 bed, 3 bath in a two storey and its not overly spacious. I'm thinking you're going to have to, at least, partially finish a basement to fit all that in.
