Which bank did you use
The house plans are final, the quotes are coming in, thanks to some great people on here!! now the next big question is......... curious as to what bank most people used for self builds on their dream homes?? I know some banks are easier to deal with than other and looking to hear about your experiences. Also A good mortgage broker would be welcomed information. Thanks in advance. Im in the Edmonton area out by Tofield.

CIBC was the worst nightmare of a pos bank I've ever dealt with.
Moved to a credit union, they've been fantastic.

I've dealt with a great broker for 15 years, Rod Minnes. Will PM contact info. Highly recommend him. As for banks, the Big Five are all the same. I've heard good things about ATB.

Mortgage Broker
I'm in the industry and can hook you up with some one that I trust to deal with my family if you'd like. PM me and I'll get you some one that specializes in builds.

Best self built mortgage program bar none is the ATB one. I have worked for Royal, BMO and ATB and the ATB self built program wins hands down. Go direct with a ATB loans officer, you DO NOT want a broker in the middle of a self build.

Trust me, it works. I've dealt with RBC in High River for many years. The wife knows all of the ladies at the desk. A few months ago, I met and dealt with one of their investment advisors. Turns out he's a biker, not the Harley kind, the other kind. Him and I got to talking about our hobbies and interests. Turns out he needed a new shaft for his motor bike. I cut one on the lathe for him. Didn't charge him, it only cost my a half hour of my time and a small chunk of heat treated 4140. Buddy admires me and is now my best banking friend. It's sometimes not "what you know" but "who you know".

Talk to Pixel. He won't screw you around.
I've been with TD and Royal banks my whole life and no issues. Getting tired of bank fees but so is everyone for the most part

They all suck. We literally borrowed money from the hells angels and got a better rate and service.

The quality of service and perks like interest rate discounts tracks ones credit score/worthiness.
If you have a great credit score let the lender know you know and want a premium deal.

I have been pretty much a life long TD customer, although I've dealt with RBC before too. TD treats me OK, well enough that I haven't been angry or frustrated enough to change financial institutions.
