Default 40 acres near Pigeon Lake

Description: Located 1 mile East and 2.5 miles South of the town of Breton Alberta 2014 Alberta manufactured 4-bedroom Triple M modular located 15 minutes from the North-West shores of Pigeon lake, 25 Minutes from Buck lake and 35 minutes from Gull lake. The property is a new development sitting on 40 acres of fenced and cross fenced land. The land is approximately 50/50 alfalfa and treed area. There are 2 artesian water wells on the property with a large 25-foot-deep water feature in the front yard set up with a zip line for the young at heart.

Home: Open concept living with vaulted ceilings throughout the common areas, kitchen has a corner pantry with a large island. Master bath has double sinks with a full Jacuzzi bath and shower. Second bathroom has a full tub and shower with a single sink. Outside the home we have a very large wrap around deck running the full length of the home with a large raised octagonal seating/fireplace area on one side and the wrap around on the other that leads to a large fully insulated floor, walls and ceiling cold storage area. Between the home and the garage we have developed a large rock feature with 2 arch bridges. This feature is properly sloped for proper drainage to the back yard.
Garage and office area: As you cross the first arch bridge you will come to a 40’x20’ office space that can be converted to any type of space that is needed. The office area currently has an insulated floor and is ready for electrical, insulation and boarding. The space has 4 large sliding windows and a metal door with electric combination locks. The garage area is 40’x56’ with 2 – 10’x10’ overhead door spaces and 1 – 12’x10’ overhead door space. The pad has been packed and graveled and is currently ready for concrete.
Garden Area: This is a gardener’s dream, developed is a 100’x160’ garden area with large garden shed and above ground water source for all watering needs. The garden area is set up with geo-tech fiber strips that go between the rows to eliminate all weeding other that between the plants themselves. We had it set up with a second jet pump near the pump house to provide water to a drip line system so that when water was needed it was a quick flip of the handle to water the plant directly. This drastically reduces the weed growth and makes for easy garden maintenance.
Pump House: There is an 8’x10’ heated pump house that shelters the water system for the house. The well is an artesian water well that flows at over 30 gallons per minute with very clean potable water. The well water is government tested every 2 years and comes back with great results. A new report can be generated for interested parties upon request. There is no need for a conventional wired at depth water pump in the well. There is a small jet pump that supplies water to the pressure tank and then to the AquaTec sand filter before being sent to the house. The system is maintenance free and very easy to repair if ever needed. There is also a valve bank installed so that water lines can be installed as needed. For instance, we have one valve that supplies water underground from the pump house to an above ground surface line that leads directly to the garden for on demand watering so there never has to be water hauled to the garden ever again.
Chicken Coop: We built a very nice 10’x20’fully insulated floor to ceiling chicken coop. The floor is covered with a thick poly liner that will never rip or tear to prevent the floor from water damage or damage from the chickens. There is a large perch for the birds as well as 2 tiers of boxes for nesting. Outside the chickens living quarters is an attached very large 20’x30’ fully wrapped with bird netting chicken run for the birds to run around in. We have never had an issue with birds escaping or animals trying to get into the enclosure. The birds will be part of the sale as we plan on living in the city and cannot take them with us.
Out buildings: The two-other building that are on the property are a 20’x20’ barn/shelter for the horses in one of the paddocks and a 8’x16’ garden shed that is sitting on the North/West corner of the garden. The garden shed has matching vinyl to the garage and the home.
Water feature with zip line: When the pond was developed we made sure to make it user friendly for swimming access. The water is all fresh water from the artesian well. The pond is dug in layers ranging from 2’ deep on the shallow end to over 25’ deep on the deep end. Each end of the pond has a large clay hill with a tall power pole set in place for a zip line to either side. The pond is fully capable of keeping fish with no winter kill.
Alfalfa surrounds the property with an average of 40 round bales per cut.
All access roads and parking areas were developed with geo-tech matting under the clay for a very high stability road and then covered with gravel.
All building stages from the garage, shop, roads and water feature are photo documented for accuracy and honesty.
Price Details: The price was just reduced by $25,000 down to $375,000 with the property selling in its current state. We are willing to work with any potential buyers. We can have the garage/office area fully completed or partially completed, if that is something that the buyer would prefer to put in the mortgage, however, an accepted offer must be in place before work is started.
This is a beautiful property that must be seen. It is a 45-min. drive to Leduc so it is not too far out to commute to and from work. Misc. Information: The second artesian water well is located in one of the paddocks for stock watering. The well is currently winterized with a cushion of air to prevent the water from reaching the surface and freezing. Currently the well is not in use.
All electrical running to the home is buried cable so there are no overhead lines on the property.
Septic system is a 1200 gallon two stage tank with a .5 HP pump leading to a certified open discharge set at the forest edge. There will never be any worry of spillage anywhere near the residential side of the property. The discharge is fully mounded and all lines buried with easy access if ever access was needed.
